In the hotel property market, Roundhill Hospitality provides services in two key areas: property appraisal and disposition. Hotel property appraisal requires specialist industry skills that are focused on the complex operational and marketing issues generally present in most hotel situations. Roundhill Hospitality has had great experience in this area with all property types in a wide variety of geographies.

Hotel property disposition involves a full array of traditional brokerage services at Roundhill Hospitality. While the approach to property sales will vary according to the circumstances, it might include the following: establishing owner objectives and developing a marketing strategy, pricing indication and timetable. This would typically be followed by an initial market investigation, a review of alternative structuring options and the development of an “Information Memorandum” that provides all of the relevant information concerning the property and the proposed transaction.

In developing the marketing strategy, we would review the current state of the hotel transactional market and develop a targeting list. Contact would then be established with the targeted buying group, pricing indications communicated, a shortlist of buyers reviewed, additional data access provided to buyers as appropriate, bids reviewed and advise provided during the negotiation process. Finally, as the transaction is brought to a close, we would advise on and monitor the activities of the various parties to ensure a smooth and timely closing process.
